What financials do I need for different loans?
What is required will depend on the actual loan that you apply for, but to give you a general idea:
No Deposit or high % Loan to Value Ratio (LVR) loans generally require higher income levels, extensive financial documentation and have high Lenders Mortgage Insurance or Loan Extension Fees. Often, a 95% standard or prime loan, with no proof of savings requirement is a better option.
Standard or prime loans (up to 95% LVR) generally require full financials ie. a statement of all of your assets and liabilities, recent pay slips, last two tax returns (and company tax returns if self employed), proof of savings and employment details.
Consolidation & refinance generally require the same evidence as standard loans, but you will also need the last six months of statements for each loan being refinanced or consolidated. Each loan being refinanced should also have been paid on time.
LoDoc or asset lend loans (up to 80% LVR) are generally used by the self employed. You still provide a statement of assets and liabilities but do not have to prove your income. Instead you sign a declaration simply stating how much you earn. You may also need an ABN that has been operating for two or more years.
NoDoc or asset lend loans (up to 70% LVR), as the name implies do not require any financials except for a declaration that you can afford to make repayments on the loan without hardship. NoDoc loans are commonly used by the self employed, non permanent residents and those wishing to buy out former partners due to separation or divorce. NoDoc & LoDoc loans usually require LMI and may attract higher interest rates due to the higher risk to the lender.
